We score properties across five categories. Higher scores earn higher tiers.

- Utilities · water, power, and cell signal at or near the site
- Scenic · views, water features, distinctive landscape
- Privacy · seclusion, neighbor distance, low ambient noise
- Recreation · hiking, fishing, or attractions on-site or nearby
Final tier is determined by scoring across the categories above.
